These cover the website and the portal. They are not your lease. Nothing here changes what you signed.

This is not your lease
If you rent from us, your rights and obligations come from your lease and from North Carolina law. Where anything on this page appears to conflict with your lease, your lease wins. This page is about using the website.
What the site is
We publish the homes we have available, take applications for them, and give residents a portal for rent, repairs and documents. That is the whole of it. We are not a broker, we do not advertise other people's property, and we do not manage property on anyone else's behalf.
Listings
We try to keep every listing accurate and current. Homes come down when they are rented, which can happen the same day. A listing is an invitation to apply, not an offer, and publishing one does not commit us to renting to any particular applicant.
Rent, deposit, availability and features shown are for the home as advertised. The lease is what fixes them.
Applying
Applying is free and commits you to nothing. It is not a lease and does not reserve a home. We read every application and answer either way, including when a home goes to somebody else first.
Tell us the truth on it. We may verify what you put down, and an application that turns out to be false is a reason to decline it, or to end a tenancy that started because of it.

Your portal account
- The account is yours. Don't share the password or let somebody else use it.
- Tell us right away if you think somebody else has gotten into it. Call (336) 645-3282.
- A portal account only exists for people who already rent from us. Creating one requires an email address that already matches a tenancy.
- We may suspend an account being used to attack the site or to reach somebody else's information.
Repairs reported through the portal
A request submitted in the portal is queued and worked in business hours. It is not monitored continuously.
Do not use the form for an emergency. If anyone is in danger from gas, fire, flooding or a downed wire, call 911 first. For a property emergency such as no heat, no water, a burst pipe or a door that won't lock, call (336) 943-8287. (336) 645-3282 takes a message at any hour, but it is automated and does not dispatch anyone by itself.
Paying rent
The portal shows what you owe and what you have paid. Rent itself is collected through Innago, our trusted property-management platform and partner, and your card or bank details are given to Innago, never to this site. A balance shown here reflects our records at the time the page loaded; if you think it is wrong, call us rather than assuming it will correct itself.
What you put into the site
Don't upload anything unlawful, anything containing malware, or anything you do not have the right to share. Photos you attach to a repair are used to get that repair done, by us and by whoever we send.
Badges, points and standing
The portal shows residents badges, points and a standing level worked out from things we already record: payments settled on time, repairs reported, documents on file. It is a thank-you and nothing more.
They carry no cash value. They are not rent credit, a discount, a deposit, a reward scheme or property of any kind, cannot be redeemed, transferred, sold or exchanged, and create no right or expectation of any benefit, real or implied. We may change how they are worked out, correct them, or withdraw them altogether at any time, and doing so is not a penalty and does not affect your tenancy. Nothing shown there changes your lease, what you owe, or how we handle a late payment, and no badge is ever evidence of anything in a dispute about rent. Points are also not a reference: what we will say about your tenancy to anyone else is covered under Tenancy references below.
On-time rewards
Separately from badges and points, we run an on-time rewards programme: pay rent in full within the stated number of days of its due date a stated number of times in a row, and we offer a reward of a stated amount — as a gift card or as a credit against a future rent invoice, your choice. The current numbers are shown in the portal wherever the programme appears, and a reward is recorded there when it is earned.
On-time is judged from our payment records as synced from Innago; a payment we cannot match to an invoice is not counted against you, and a payment that does not clear does not count as made. A reward is an offer we may change, pause or end for future payments at any time, but one already recorded as earned will be honoured. A rent credit is applied to a future invoice and is not cash; a gift card is sent to the email or address we hold for you. Rewards are not transferable, have no value beyond their stated amount, and do not change your lease, what you owe, or how we handle a late payment.
Availability
We aim to keep the site up but do not guarantee it. Some information here is mirrored from Innago and can be a few minutes behind. Nothing on this site replaces contacting a person when something matters.
Tenancy references
A reference link you generate reports our records honestly, including anything paid late. We will not issue one that overstates a payment history. You control whether one exists and can withdraw it at any time.
