Disclaimers and limits of responsibility
What this website is, what our listings do and don't promise, and where our responsibility begins and ends. Written to be read rather than to be impenetrable. If something here bears on a decision you're about to make, ask us about it before you act on it.

The short version
This website advertises the homes we have available and gives our residents somewhere to pay rent, report repairs and read their documents. It is a convenience. It is not a contract, not advice, and not a substitute for your lease. Where anything here disagrees with your signed lease, your lease wins.
Who we are, and what we are not
Augustine Realty rents out and looks after its own residential homes in the North Carolina Triad. That is the whole business, and it sets the limits of everything below.
- We are not a real estate brokerage and we do not act as a broker or as an agent for you in any transaction. Nothing on this site is a brokerage service, and no agency relationship, express, implied or otherwise, is created by browsing it, contacting us, or applying for a home.
- We do not manage property for other owners. We do not take on third-party property, we do not advertise anyone else's homes, and every listing here is ours to rent.
- We are not a lender, a finance broker, a law firm, an accountant or an insurer, and nothing on this site is a service of any of those kinds.
- We do not represent buyers or sellers, and this site does not offer property for sale.
Nothing here is advice
No page, no FAQ answer, no automated email and no note on a maintenance request is legal, financial, tax, insurance or investment advice, and none of it substitutes for advice from somebody qualified who knows your circumstances. General information about how tenancies usually work is not a statement about how yours does. If a decision matters, get advice on it.
Listings, photographs and property details
We publish listings in good faith and correct mistakes as soon as we find them. We do not warrant that any of the following is accurate, current or complete:
- Rent, deposit, fees, lease length, or any other figure shown on a listing
- Bedrooms, bathrooms, square footage, room dimensions, lot size, year built or any other measurement. Measurements are approximate and are not survey-grade
- Appliances, fixtures, features, finishes or included utilities, which can change between a photograph being taken and a home being rented
- Photographs, floor plans and video, which show a home at one moment and may show a similar unit, a previous condition, staging, or a season that is not the one you move into
- Anything about the surrounding area: schools or school assignment, zoning, flood risk, crime, transportation, taxes, HOA rules, planned development, or neighbors. We do not investigate any of it and you should not rely on us for it
- Availability dates, which move when a repair or a departing resident moves them
Verify anything that matters to you before you sign. Ask us, look at the home, and check public records for anything about the area. A listing is an invitation to ask, not an offer, and it does not become a term of any lease.
Availability, holds and applications
- A home shown as available may already be spoken for. Listings can be hours out of date, and more than one person can be applying at once.
- Nothing holds a home except a signed lease. Not an application, not an approval, not a conversation, not money paid before signing, and not a date we discussed. Do not give notice on your current home, book movers or commit to anything else until a signed lease is in your hands.
- We are not obliged to accept any application, and we may rent a home to whichever qualified applicant we choose, within fair housing law. Applying costs nothing and commits neither of us.
- We are not responsible for costs you incur in expectation of a tenancy that does not happen: moving costs, storage, time off work, deposits paid elsewhere, or notice given on another home.
Every application is handled on the basis set out in our fair housing commitment, which nothing on this page disclaims.
Your lease is the agreement
The lease you sign is the whole of what is agreed between us about your tenancy. This website does not add to it, vary it, waive any part of it or extend it. Nothing written in a portal message, a maintenance note or an email changes a lease term. Those change only the way the lease itself says they change, which is in writing and signed.
Rent, invoices and balances shown in the portal
Figures in the resident portal are there for your convenience and can lag behind reality: a payment can be in transit, a charge can post late, a correction can be made after you looked. They are not a statement of account. A balance showing zero is not a receipt, not a waiver of anything owed, and not proof that a payment cleared.
- What you owe is what your lease says, on the date it says, whatever this site displays.
- If what you see disagrees with what you believe you paid, tell us. We would far rather fix a record than argue about one.
- Payments are handled by third-party processors and by your own bank. We do not control their timing, fees, outages or decisions, and we are not responsible for a payment they delay, decline or reverse.
Repairs and maintenance
We take every request seriously and track each one until it is closed. What we do not do is promise a clock.
- No response time is guaranteed by this website. We prioritize by severity, and parts, contractors, weather and access all affect how long work takes. Your rights about repairs come from your lease and from North Carolina law, not from this page, and this page does not reduce them.
- A status on a request describes our record of the work. It is not a warranty that the work is finished, correct or complete.
- Permission to enter while you are out is yours to give and yours to withdraw, and we act on what your request says at the time we read it. We are not responsible for a wasted visit caused by details that were wrong or out of date: entry instructions that changed, a lock that was replaced, an animal we were not told about.
- Work you arrange yourself, or a repair you attempt yourself, is at your own risk and cost unless your lease or the law says otherwise.
Emergencies: read this one
If anyone is in danger from fire, gas, flooding, a downed wire, a medical emergency or a break-in, call 911 first. For a property emergency such as no heat, no water, a burst pipe, no power, or a door that will not lock, call (336) 943-8287 (property emergencies only).
Our main line (336) 645-3282 takes a message at any hour, but it is an automated line. Leave your name, your address and what you need. It records what you tell it; it does not dispatch anyone by itself, and leaving a message on it is not the same as reaching a person.
Things you put into the portal
- Photographs and descriptions you upload stay attached to the request you attached them to, and are visible to our staff and to anyone we send to do the work. Do not upload anything you would not want a contractor to see.
- We are not responsible for content you submit, and you are responsible for having the right to submit it, including where a photograph shows another person or their property.
- We may remove anything unlawful, abusive or unrelated to a tenancy, and we do not have to keep a copy of it for you.
Documents and records
Documents in the portal are there so you can read them without asking. They are not certified copies, they may not be complete, and their availability here is a convenience we do not guarantee to maintain indefinitely. Keep your own copy of anything you sign. If a copy here and your signed original ever differ, the signed original governs.
The rental reference link
A resident can ask us for a tenancy reference, which produces a link showing a summary frozen at the moment it was issued. Whoever holds that link can read it, which is what makes it usable by a leasing agent with no account here, so share it deliberately. It reflects our records on the date of issue and does not update afterwards. It is not a credit report, a background check, a character assessment or a recommendation, and it can be revoked, after which the link stops working.
The website itself
- This site is provided as is and as available. We do not warrant that it will be uninterrupted, timely, error-free or free of anything harmful, and we promise no particular uptime.
- We may change, suspend or withdraw any part of it, including the portal, at any time. Losing access to this site does not change your tenancy in either direction.
- You are responsible for your own login. Do not share it. Tell us at once if you think somebody else has it. We are not responsible for what happens on an account whose credentials its owner gave away.
- Automated collection, scraping, bulk downloading, probing or interfering with this site is not permitted.
Other people's services and links
Parts of this service depend on companies that are not us: hosting, our property-management system, payment processors, email delivery, mapping, sign-in providers. Where this site links elsewhere, we do not control that destination, do not endorse it, and are not responsible for its content, its security or its privacy practices. Which third parties handle your data, and what for, is set out in our privacy policy.
Messages, email and delivery
We cannot guarantee that an email reaches you. Spam filters, full mailboxes, a mistyped address and outages at either end all lose mail, and none of that is within our control. Notice your lease requires in a particular form must be given in that form. An email or a portal message is not automatically valid notice unless your lease says it is. If something is time-critical and you have not heard back, phone.
What we do not disclaim, and will not
Some responsibilities cannot be signed away, and we are not going to pretend otherwise. Nothing on this page, and nothing in any other document we publish, limits, waives or excludes any of the following:
- Our duties as a landlord under North Carolina law, including those in the Residential Rental Agreements Act (N.C.G.S. § 42-38 et seq.). Those duties cannot be waived, and any wording that appeared to waive them would be void, so read nothing here as trying to.
- Fair housing. Our obligations under the federal Fair Housing Act, the North Carolina State Fair Housing Act and every related law stand in full. See our fair housing commitment.
- Death or personal injury caused by our own negligence, and fraud or fraudulent misrepresentation.
- Anything else the law does not permit us to exclude or limit.
Where any part of this page turns out to be unenforceable, that part is severed and the rest continues to apply.
Limitation of liability
Subject entirely to the section above, and to the fullest extent the law allows: we are not liable for indirect, incidental, special, consequential, exemplary or punitive damages, nor for lost profits, lost income, lost opportunity, lost data, moving or storage costs, temporary accommodation, or the cost of a home you did not get, whether the claim is brought in contract, in tort, under a statute or otherwise, and whether or not we were told such damages were possible.
This limitation is about this website and the information on it. It does not touch our obligations to a resident under a signed lease, which are governed by that lease and by North Carolina law.

If something here has gone wrong, whether that is a figure that looks incorrect, a repair that has stalled or a listing that misled you, tell us first, plainly, and give us the chance to put it right. Changes to this page
We update this page as the site changes, and the date at the top is when it last changed. It applies to your use of the site from the moment it is published, and it does not retroactively change a lease or an obligation that already existed.
